4:Property seeks to be the natural choice for any individual or company looking to make property investment abroad.

We provide the natural gateway for individuals looking for property investments abroad, whether they are seeking to :

	invest with others as part of a strong and balanced property portfolio,
	create a portfolio of their own, or
	simply look for an attractive second home, that may also be a good investment.

Our Approach

The main focus of our network is to achieve more working together than any of us could achieve working by ourselves, so that all parties prosper and then want to do more business together.

Our approach has three main thrusts:

1. 4:Property, by operating through 4:You Property Partners plc (4:You), is building an extensive property portfolio jointly with investors. We have formed business alliances with trusted business partners in the principal markets of the new Europe and further afield. Individual investors or companies buy shares in 4:You, which manages the property portfolio of developments and properties on their behalf.
2. We seek to have a good overview of developments in the main property markets and can provide information about individual country markets
3. We have many discussions with individual investors helping them to purchase individual properties for themselves.

Many of the investors we meet seek to maximize their own returns and enjoyment by balancing their own investments between:

	investment in shares in the 4:You property portfolio, and
	the direct purchase of one or many properties for themselves, and/ or a second home in one of the countries in which we invest with 4:You.

1. The thinking behind 4:You Property Partners plc

In recent years, confidence in returns from the stock market, pensions and bank interest rates as a means of saving for the future has fallen dramatically. We’ve spoken with many who are looking for new ways to protect their savings and grow their wealth, having experienced the relatively unrewarding investment markets in the UK over the last few years.

Residential property in the UK and many other countries has performed strongly. In our opinion, shared by many informed market analysts, there may be good profits to be made from well-chosen investment in a range of residential property markets. These particularly include those in the countries which joined the EU in May 2004.

Our view is that this approach to safeguarding capital growth, in a portfolio of property markets, may offer an attractive alternative to investing in stocks, bonds and savings accounts.

The synergy of a team approach

As time is at a premium for us all (the only genuinely non-renewable resource!), so we founded this company to allow us to combine our expertise and invest together with trusted business partners in countries where strong property appreciation is anticipated or attractive development opportunities are available. Working and investing together we can achieve a much stronger portfolio than any of us could achieve working on our own.

The company we created is called 4:You Property Partners plc and currently has investments in Spain, Portugal, Czech Republic, Hungary, Poland, the UK and Northern Ireland and is negotiating specific development projects in over seven other countries.

2. The direct purchase of one or many properties

Many individuals have invested successfully in property. However, this typically requires local knowledge, contacts, confidence, experience... and a lot of time. Clearly managing your own properties is also time consuming and building a portfolio requires dedicated effort.

It is important to understand the markets in which you wish to invest and be aware as those markets change.

We have a network of specialist property partners who can provide both specific country knowledge and introductions to purchasing opportunities. We work with our partners to provide the hub of that information and agency network.
