Bulgarian Home Loans was set up in April 2005 as a sister company
to Simplicity Financial Services. It is the UK's first and only
Bulgarian mortgage specialist and they are dedicated to increasing
competition and service within the Bulgarian mortgage market.
The directors Chris and Rob Downham have spent over 12 years in property
investment mainly in the UK and then in Spain. About 18 months ago they
decided that the property markets in these two countries had matured and
hence start to investigate countries further a field in search of the next
property hot spot. In the middle of 2004 they both became convinced that
Bulgaria offered the opportunity that they were looking for. At this point
they started to research the many varying opportunities that Bulgaria
provided and then began investing in and developing property in Bulgaria.
Simplicity Financial Services is a UK independent mortgage brokerage
based in Sheffield, England, they employ 10 staff all of whom are committed
to providing informative, informal, independent advice. Chris and Rob
Downham used their combined experience in property investment in Bulgaria
and operating a professional independent mortgage brokerage to launch
Bulgarian Home Loans in order to fill an obvious gap in the Bulgarian
property market for a specialist Bulgarian mortgage broker.
Specialist Mortgage Broker for the Bulgarian Property market
It was evident that the market did not just need a specialist mortgage
broker but it was as important that the broker had access to suitable
mortgage products. As the Bulgarian property market is still developing so
are the corresponding mortgage products. The Bulgarian Home Loans team
visited the major banks in Bulgaria in order to develop a suitable mortgage
product, to date we have negotiated a new mortgage product via DSK bank (the
largest retail bank in Bulgaria). This is the first mortgage to be offered
by a Bulgarian bank to UK purchasers, it is extremely accessible to most
borrowers and the bank doesn’t ask for too much information.
We see this as the first step and are committed to working on behalf of
our clients to ensure that the mortgage options available continue to expand
and improve.
There are currently two Bulgarian mortgages available, one via DSK and
the other via the Greek bank Piraeus. Both mortgages offer 70% loan to value
with a variable rate of interest of 7%. There are several important
