Bel Air Panwa, Phuket :: a project by the Watson Property Group of Perth

Bel Air Panwa in Phuket, Thailand is a project by the Watson Property Group of Perth, one of the largest independent developers in Western Australia. Developments in Perth include the Madeley Rise, Regents Glades and Ashby Rise and many more.

Bel Air Panwa is a project for the Watson Property Group, which has been quickly followed by a boutique development called Kata Heights, nestled in the secure foothills of Kata on Phuket’s sought after west-coast. With three more projects commencing in 2006, The Watson Property Group has quickly made a stamp on the island of Phuket by becoming one of the island’s premier and most visible developers.

Phuket Thailand:

‘An Investment in Lifestyle

Comprising of 82 luxury condominiums with freehold titles, Bel Air Panwa carries stunning ocean views across the Andaman Sea and is set high up off the road. The site is situated in the beautiful and exclusive Cape Panwa, 10 minutes south of Phuket town on the island’s southern tip. In addition to beautiful sea views and inspiring architecture, lush landscaping will add to the overall tropical experience.

With a great location, minutes away from many of Phuket’s fine restaurants, golf courses, water sports and beaches, Bel Air Panwa is certainly positioned to be one of Phuket’s finest developments.

Mark Watson, founder and director of Watson Property Group said extensive research was carried out before selecting Phuket and finalising the master plan. “There continues to be a strong demand for affordable sea view apartments set in quality estates in Phuket. These offer tremendous long term capital growth and rental opportunities representing excellent value and returns for investors.”

The development comprises a combination of 2 and 3 bedroom luxury condominiums ranging from 106 m2 to 215 m2. Prices are set between £53,000 and £205,000 for the penthouses. The condos blend the best of modern Thai furnishings with the luxury one would expect of a similar product in the western world. Set conveniently in a gated, secure estate that includes two large swimming pools, a fitness centre, reception area, jacuzzi, sauna, steam and games rooms, Bel Air Panwa offers the highest standards to the most discerning buyer.

and a Guaranteed Return’

“There continues to be a strong demand for affordable sea view apartments set in quality estates in Phuket. These offer tremendous long term capital growth and rental opportunities representing excellent value and returns for investors.”

Investors now have added incentive with an attractive 2 year 6% p.a. rental guarantee. Said Mr. Watson “the typical tenant is someone who works in Phuket town or in the south of Phuket and wants to enjoy the benefits of living in a resortstyle development or holiday makers who want it free and easy without the restrictions of a hotel but require luxury facilities for their stay”. Bel Air Panwa’s management team is seriously focusing on creating rental returns for property owners. It already has in place numerous agreements with tour operators in Australia and the soft opening of the development in June 2006 will already start creating immediate returns for its owners. Mr. Watson added “All the facilities you could need are on site, so there is no need to go out for anything. In terms of ‘Return on Investment’ through holiday rentals, this is very appealing to buyers”.

With already over 50% of the condos pre-sold off plan, Bel Air Panwa is an extremely compelling project. Whether you are an investor searching for solid rental property, or a second homebuyer looking for a great holiday retreat or retirement home, making an investment into the Phuket lifestyle is the way to go.

Financing is being offered under a new initiative handled by the Bangkok Bank’s Singapore branch. The Bank of Thailand previously maintained a specific directive in the past: no loans to foreigners without work permits. Yet in something of a revolution for the Thai property market, The Bangkok Bank has announced it will make it possible for foreigners to attain financing for condominiums. Open to both Singapore and non-Singapore domicile applicants, the terms are attractive, but the most appealing feature is that being a Thai bank, they are most familiar with regulatory requirements in Thailand and are thus in the best position to facilitate the financing of property purchases. Previously, most property sales were transacted in cash, but now for the first time ever a Thai bank is lending its credibility and security to foreigners for the purchase of condominiums. Under the new regulations, buyers may apply for financing of up to 70% of the purchase price.

Construction has commenced with initial retaining walls and foundations already completed. A display condo and sales office with models are available on site.
