Croatia, hotspot for property investment in Mediterranean as it used to be

Today, the rest of the world has opened its eyes to Croatia's charms and kilometres of coastline, wealth of Roman ruins, medieval hilltop castles and natural wonders, as well as its warm and welcoming people. It has 5,835 km of coastline which is built up only on 15% of its length and has over 1100 islands.

With its position, beauty and diversity of nature, fast economic growth, democratic changes and candidacy for entering EU in 2009 it has rightfully got the title of emerging real estate hot spot in Europe.

One visit is enough to come to the conclusion: Croatia, Mediterranean as it used to be.

As a direct result of the foreign investment flowing into Croatia in both the business and tourism sectors the country is becoming more successful, more wealthy and more desirable as a place to live, work, invest and holiday. A real estate investor looking for a secure emerging market with masses of potential for profit should consider Croatia.

Property prices over last 3 years have been rising at 20% to 30% per annum.

Property Investment in Croatia

Consiliator Ltd is a company established in 2004 and very soon became one of the leading real estate agencies in Croatia. Our professional team can provide consultancy at all stages from evaluation, mediation, legal help, to purchase, development, project management and property management. We will provide you with all you needs for your property investment in Croatia.

In order to achieve our mission, we are employing a team of young, highly motivated and educated professionals.

There are several hotspots for the real estate investments and Consiliator have a property offer in all of them:

Istria where there are many villa and hotel resort development projects are going on and the region starts to look like a new Tuscany. Recently Kempinski, well known hotel chain started a development near the city of Umag and by spring of 2008 pledged to construct a five star plus category hotel and 29 new villas, an 18 hole golf course, new congress centre and berths for 38 yachts.
Dalmatia, the most beautiful part of the Croatia with many different Hotspots:
Dubrovnik Famous saying of the Irish writer Bernard Shaw: "Those who look for a paradise on earth should come to Dubrovnik." Isn't it a sufficient reason for you to set out for Dubrovnik and invest into property of your own?
Hvar Island has become a yachting hangout for Europe's rich and famous. Apartment and villa developments are available and the pressure of the high demand reflects prices.
Korcula Known as the birth-place of Marco Polo, this town has been justly called "a little Dubrovnik" due to its picturesque squares and medieval atmosphere. Old stone houses in the Korcula old town were the first to have found buyers and many of them are now being refurnished to small hotels and villas.
Split - Dalmatian regional centre 1700-year-old city located in the heart of Central Dalmatia. It is known for the very well-preserved palace of the Roman Caesar Diocletian which nowadays presents historical centre of the town.

There are several hotel developments and apartment village developments in and around Split. The most sought after properties are located inside the palace walls and are subject to high demand.

In Dalmatia, there are many others interesting places to invest like Trogir, Primošten, Šibenik, Zadar, Brač etc.

Zagreb is the political and business centre of Croatia. Real estate market is showing huge growth over last couple of years. Over 300.000 m2 of office space, over 100.000 m2 of shopping malls were built and more than 10000 flats. On office space yields are still on 2-digit numbers but are stabilizing.

One can still feel the lack of quality housing and some analysis show that there are 50,000 flats missing in this moment. Apart from the local demand for new houses, there is a demand from expatriates and international executives for houses and apartments to let.

Consiliator is the exclusive agent for one of the hottest properties in Split and Croatia, the house of famous tennis player Goran Ivanišević in Split and his summer house on the island of Brač.

In all hotspots Consiliator is present either with its own office or with the partner network and can assist you in any business related to real estate.

For property developers there are substantial opportunities available in the tourism sector with high demand for quality hotel accommodation. For those hoping to profit from maximum short term capital gains on real estate, there's the potential to purchase off plan or finished properties and flip upon completion by reselling to the waiting holiday and second home market. Alternatively for those hoping to derive an income from their real estate investments there's the potential to let out units to the tourism market (Dalmatia, Istria), the local market and also the expatriate market (Zagreb and Split mostly).

The banking sector is stable and over 90% in the hands of large foreign banks and property financing is announced to be available for foreigners in the near future.

Get to know Croatia as a country of historic cities, culture, beautiful views and the nature, and let us help you finalise your logical decision to invest in Croatian properties.
