THE TIME IS NOW!
Fractional Ownership in leisure
property
in South Africa has been booming at a rate of over 150% per annum, of which
DJ Syndico has been the market leader for the last 3 years.
This form of shared ownership in South Africa offers investors a full luxury
holiday home in top quality golf, leisure and lifestyle estates at superb value
for money in comparison to similar properties throughout Europe. For example, a
standard 4-bedroomed house on a golf course in France would cost approximately
€1.5m, whereas in South Africa, only €500 000.
DJ Syndico's fractional ownership opportunities cater for all preferences –
from Big 5 game viewing in African Bushveld, through to golfing in the most
sought after coastal resorts.
DJ Syndico offers investors the right amount of holiday time required per
year, without the investor under-utilising a holiday home, and without the
headaches associated with the maintenance of such a second property. Plus, DJ
Syndico handles the entire building process on your behalf and manages the
property after it's built. Should you not be able to utilize your allocated
weeks, you are able to rent them out at a premium rate to other interested
parties and earn excellent rental income. Currently running 32 projects in 7
diverse estates, DJ Syndico ensures a capital appreciation of 18 – 22% per annum
with a completely hassle-free investment.
Be rest assured: no matter where in the world you are situated, your property
will be taken good care of.
DJ Syndico offers the following for shareholders:
- Acts as the Promoter of the Fractional Ownership Property. The land
has already been purchased with a house designed specifically for that stand,
before going to market. This process is known as selling a completed product to
the market.
- Full Turnkey Solution. This is done on behalf of all shareholders by
controlling all aspects of the development of a vacant stand to a completed
Lodge. Aspects under our control include plan approvals, building tender
processes, and regular liaison with Architects, Engineers, Builders and Interior
Decorators. Shareholders receive regular updates via email which includes
photos, status reports and minutes of site meetings. This process is known as
the Project Management Stage.
- The Management of the Property. Once occupation has begun, we ensure
the property is run like a hotel and provide superb services to shareholders. We
look after the maintenance, domestic services, pool & jacuzzi services, bill
payments etc. This process is run under our Hospitality Department.
- Rentals and Resales. Our last and supporting aspect to our
shareholders entails us facilitating rental income for times not used. We also
assist our shareholders when they want to sell their share - normally at a
lucrative capital gain.
With the arrival of the 2010 FIFA World Cup, resale value for leisure
properties will reach phenomenal capital growth previously unheard of in South
Africa. These leisure estates will get huge exposure, and the demand for owning
property within these estates will be sky high until at least two years after
this World Cup.
It hardly makes sense to have the expenses of a mortgage, upkeep, insurance
and taxes for a place you don't use more than a couple of weeks per year.
However, you deserve the opportunity to invest into a luxurious yet hassle-free
vacation property and earn capital appreciation, whilst enjoying ample free
holiday time!
It is now the time to invest into fractional ownership in leisure
property within South Africa!
