South
West France offers any prospective property purchaser a wide range of
opportunity for secondary homes, principal residence or rental and
investment properties. This region is just a few hours from the UK, however
the climate offers long hot summers and short mild winters. Property prices
remain considerably lower than in Britain with an average price paid of
between 150.000 and 250.000 € (£100.000 to £165.000)
Served by airports at Poitiers, La Rochelle, Limoges
and Bordeaux, with high speed train connections from London to
Angouleme in six hours and easy road links with both Calais and the
Western seaports.
Properties range from the simple farmhouses to grand chateaux
normally constructed in local limestone or, in the eastern area around
Limoges, from granite. The nature of the agriculture has shaped the
architecture and again in the eastern Limousin the rearing of cattle
provides many individual farmhouses with pasture and woodland, whilst around
Cognac larger houses were constructed in the middle of the 19th century
amongst the vineyards with somewhat less private land.
Prices of property have risen generally in France by 10% over 2003
although some areas have seen much steeper increases particularly in the
Limousin where remote farmhouses for renovation have risen in price from
around 50.000 € to 100.000 €. In the Charente, and particularly around
Cognac, the baseline for purchase is 150.000 € (£100.000) whilst a
comfortable four bedroom property with a swimming pool will be available for
above 400.000 € (£265.000).
