Maylands is one of Europe’s premier
business parks. Already the largest in the East of England, Maylands
Business Park is situated on the edge of the thriving Hertfordshire town of
Hemel Hempstead. It enjoys enviable transport links; there are four major
airports (including Heathrow) within 45 minutes. Central London can be reached
by train in less than half an hour and Maylands is just a few minutes from the
intersection of two of the UK’s most important road corridors – the M1 and M25.
Businesses in Maylands enjoy low overheads and, being surrounded by green belt, the workforce benefits from a high quality of life. These features make it ideal for a wide range of operations, from corporate headquarters to high tech manufacturing.
Maylands has a strong heritage, delivering over 40 years of commerce. The
business park is currently home to more than 600 companies, providing employment
for nearly 25,000 people. Maylands offers many advantages, including a rich mix
of business sectors including high tech manufacturing, wholesale, retail and
business services.
Maylands is impressive, with 325 hectares already developed and further earmarked for expansion. Businesses looking for room to grow will find in Maylands the largest area of prime development land within 30 minutes of London.
More than one million people live within 12 miles of Maylands with 25% of the workforce educated to degree level or higher. The population profile is also younger than the national average.
Hemel Hempstead is adjacent to the M1 and ten minutes from the M25. Heathrow
and Luton are just 20 minutes drive; this makes Maylands ideal for international
clients. As for rail, the recently upgraded West Coast Main Line now provides a
125 mph link with London, the Midlands, the North West and Scotland and London
Euston is just 26 minutes away.
Current business rates for Hemel Hempstead are £6 per square foot per annum. Typically, businesses in the Eastern M4 region may pay up to 50% more. Business rates are also highly competitive (5% below nearby Watford and 20% less than St Albans).
Domestic rents in Hemel Hempstead are also lower than much of the Eastern M4 region, while house prices also offer excellent value.
Maylands is well established, it already has an enviable list of corporate Head Offices, including:

A strategic master plan is currently being developed to further enhance Maylands. We aspire to be Europe’s premier location for dynamic businesses. Among the options under consideration is a proposal to become the UK’s first carbon neutral Business Park. The master plan is driven by local businesses through Maylands Partnership. The Partnership is a strategic collaboration between business leaders and the principal public agencies, including Dacorum Borough Council, The East of England Development Agency, Hertfordshire County Council and English Partnerships.
