"Vela Luka Marketing" is a new agency for intervention in real estate
turnover in the
region of the Island of Korcula and the peninsula Peljesac. We offer
for sale plots of land, houses
and flats and we lead the legal procedure from the start to finish. We promote ourselves
primarily via electronic media. We collaborate with several larger
agencies in the area of the
Czech Republic and Slovakia ("Presstia"), Germany ("Immoadria"), Ireland ("Atlan
Consulting
LTD") and Croatia ("Kontakt", "Ekvator", "Dubrovacke nekretnine"). You can
rely on us confidentally for the sale or purchase of real estate. We lead the
business legally until the
registration. We carry out the verification of the property and issue the
documentation.
Our knowledge of regional markets and the direct presence in all
countries of the region enables
us to supply our client with local knowledge and information, while our
position of a private and
independent brokerage firm enables us to focus on special segments and to
give the advantage
to the interests of the clients.
PRICE-LIST
Price-list of services for mediating in the traffic of real estates:
- Commission for mediating while selling real estate: it is paid by
the seller 2-3%
- Commission for mediating while buying real estate: it is paid by
the buyer 4-6%
The director of Vela Luka marketing real estates can negotiate a more
favourable commission with
the client. We are entitled to change the pricelist without prior
notice.
INTERNAL RULES OF DOING BUSINESS
Internal rules regulate the transactions connected with the real estate
market.

OBLIGATIONS TOWARDS THE CLIENT
Vela Luka marketing real estates have the following obligations towards
the client:
- to protect the interests of the client it represents in harmony with
scrupulousness and
good business habits
- not to use the lack of professional knowledge on the part of the
client and his poor
knowledge of the state of affairs of the real estate market with the
purpose of
acquiring a business benefit by accepting the prices that are not in
accordance with the
market conditions
- to keep data confidential and not to
use them to the
detriment of the client both during and after the completion of business
- to take into account one’s own professional manner and appearance
before clients and
third persons
RELATIONSHIP TOWARDS OTHER MEDIATORS
A disloyal competition should be avoided in the mutual relationships with
other firms, and
especially one should not present untrue information with the purpose of getting
the business and the
client and that in the way of:
- belittling other mediators
- unreal estimates of real estates
- offering lower commissions
- Presentation in the media to the detriment of other mediators
FINAL CLAUSES
The client wishing to express his dissatisfaction with the action of
mediators or other employees
has the right to speak to the director of the firm. At the request of the
client, the employee must
present himself with his full name and surname and with the function he
performs.
The director of the firm signs all the contracts about mediation.
The working hours of the firm are from Monday to Friday from 09.00 to 17.00.
